Mortar is designed to wear before the brick does. This guide helps Bronx, Brooklyn and Queens property owners recognize when joints have stopped protecting the wall, and what information makes an inspection more useful.

In a brick wall, the mortar joints are the part meant to fail first. Mortar is intentionally softer than the brick around it, so that movement, moisture and temperature change are absorbed by the joints rather than by the masonry units. That is why joints wear down over decades while the brick beside them looks intact.

Pointing, also called repointing, is the process of cutting out deteriorated mortar and replacing it with new mortar. Done at the right time it is a maintenance task. Left too long, water reaches places it was never meant to go, and what would have been joint work becomes brick replacement, interior repair or structural attention.

The seven signs below are things a property owner can observe from the ground or from a window, without special equipment. None of them prove what is happening inside the wall. What they do is tell you when it is worth having someone look closely.

Seven signs that mortar joints need attention

  1. Mortar that crumbles, powders or falls out when touched

    Press a key or a screwdriver against a joint. Sound mortar resists. Failing mortar gives way, powders under light pressure, or drops out in small pieces and sandy grains.

    Loose material collecting at the base of a wall, on a windowsill or on the sidewalk below is the same signal seen from a distance. Mortar that no longer holds together has stopped sealing the joint, whatever it looks like from across the street.

  2. Joints that have receded behind the face of the brick

    Look along the wall from an angle rather than straight on. Sound joints sit close to the brick face. Eroded joints retreat into shadow, leaving the brick edges standing proud.

    Depth matters more than appearance here. A joint that has worn back meaningfully has lost the material that sheds water, and every rainfall now has somewhere to sit rather than run off.

  3. Cracks running through the joints or along their edges

    Fine cracks that follow the mortar in a stair-step pattern, or that separate mortar cleanly from the side of a brick, create a direct path for water even when the surrounding joints still look full.

    Note where cracks appear and whether they concentrate near openings, corners, parapets or a particular elevation. Cracking that clusters in one area, changes width along its length, or continues through bricks rather than around them belongs in a closer assessment rather than a patch.

  4. White chalky deposits on the brick face

    Powdery white staining on masonry is efflorescence: salts carried out of the wall by moisture moving through it and left behind as the water evaporates.

    It is a symptom, not the problem. Scrubbing it off treats the mark and leaves the moisture path intact. Recurring efflorescence, especially in the same spot after rain, is a reasonable prompt to ask where water is entering.

  5. Damp interior walls, peeling paint or a musty smell

    On an exterior-facing wall, staining, bubbling paint, blistering plaster, damp patches near a window or a persistent musty odor can indicate that moisture is reaching the inside face.

    The interior sign is rarely directly behind the entry point. Water travels through a wall assembly before it appears. Photograph the interior condition and note whether it worsens during driving rain, after snowmelt or in ordinary weather. That pattern helps considerably during an inspection.

  6. Brick faces flaking, popping off or crumbling

    Spalling is when the outer surface of a brick breaks away, leaving a rough, lighter-colored pit. It commonly follows water entering the masonry and then freezing, which expands and pushes the face off from behind.

    The National Park Service notes that spalling frequently results from moisture in the masonry combined with freeze-thaw cycling, and that mortar harder than the surrounding brick can concentrate stress in the units themselves. Once brick is spalling, joint work alone may no longer be the whole answer, which is a reason to look sooner rather than later.

  7. Earlier repointing that does not match or is already failing

    Patches in a different color, texture or joint profile show where someone worked before. That history is useful. Repointing that has failed again within a short period suggests the mortar, the preparation or the underlying moisture source did not suit the wall.

    Very hard modern mortar used on older, softer brick is a known cause of repeat damage: the wall can no longer flex or breathe through the joints, so stress and moisture move into the brick instead. Preservation guidance is consistent that new mortar should be no stronger than the masonry it serves.

Repointing, rebuilding or monitoring: how the decision gets made

Not every deteriorated joint calls for the same response. Localized wear on an otherwise sound wall is usually addressed by cutting out the affected joints to an appropriate depth and repointing them. The surrounding masonry stays in place.

Wider conditions change the conversation. Displaced or bulging brick, cracking that continues through units, loose parapets, deteriorated lintels or shelf angles, and moisture that has already affected interior finishes all point toward examining the wall as an assembly rather than treating the joints in isolation.

There is also a legitimate third answer: document the condition, address the immediate water path and monitor it. Where the cause is not yet clear, committing to extensive work before understanding the source risks repeating it.

New mortar should be selected to suit the existing masonry rather than to be as strong as possible. Matching the profile, color and texture of sound original joints is part of doing it properly, and on older or landmarked buildings it may be a requirement rather than a preference.

A note for taller buildings

New York City's Facade Inspection Safety Program requires owners of buildings taller than six stories to have exterior walls inspected on a recurring cycle by a qualified inspector, with a report filed with the Department of Buildings.

That program is separate from ordinary maintenance and is not something a contractor completes on an owner's behalf. If you are unsure whether a building falls under it, confirm the current requirements and deadlines directly with the Department of Buildings rather than relying on general guidance.

What to gather before an inspection

  • Photographs of the affected areas, including one wide shot showing where on the building they sit.
  • A note of which direction the wall faces and whether the condition worsens after driving rain or snowmelt.
  • Photographs of the interior side of the same wall if there is any staining, damp or peeling paint.
  • Anything you know about previous masonry work: roughly when, what area, and whether the problem returned.
  • The building type and approximate age, plus whether it sits in a historic or landmarked district.
  • Access notes: rear yard, alley, adjoining property, scaffolding already in place, or restricted areas.

Avoid pressure washing deteriorated joints or applying a waterproof sealer before the wall has been assessed. Both can drive water further in or trap moisture that is already there, and both can make the underlying condition harder to read.

Common brick pointing questions

What is the difference between pointing and repointing?

In everyday use the terms overlap. Pointing describes finishing the mortar joints of a masonry wall; repointing describes removing deteriorated mortar from existing joints and replacing it. Most work on an existing building is repointing, and many owners and contractors simply call it pointing.

Is stronger mortar better for an old brick wall?

No. Mortar is meant to be the sacrificial element, softer than the brick around it, so movement and moisture are taken up by the joints. Mortar harder than the masonry can transfer stress into the brick and contribute to spalling. Preservation guidance consistently recommends that new mortar be no stronger than the masonry it serves.

Can repointing be done during a New York winter?

Mortar needs suitable temperature conditions to cure properly, so cold weather affects scheduling. Does the whole wall need repointing if only one area looks bad?

How long does repointing last?

Does efflorescence mean the wall is failing?
